Increasing capacity in an apartment doesn’t always mean major construction work.
Sometimes it simply means redistributing what already exists in a smarter way.
Project goals and apartment use
A 2-bedroom apartment in Marbella — 92 m², on the Costa del Sol.
Mixed use:
• personal living for a large part of the year
• seasonal rental during certain periods
The goal was to gain an extra bedroom for seasonal rental,
while keeping the apartment comfortable and bright for everyday living.
The client didn’t know how to achieve this without overloading the apartment.
That’s where the plan analysis and layout optimization began.

The apartment’s existing layout
The apartment was in good condition,
but it did not meet the client’s objective.

The layout was classic:

2 well-defined bedrooms
-
clear day / night separation
-
independent kitchen
-
decently sized rooms
Nothing was “wrong.”
But:
it did not allow increased guest capacity
nor better rental profitability
It could have been renovated as it was.
But that would have meant renovating with a limited plan.

How to add a bedroom without compromising quality of life?
Was it possible to add a bedroom
without reducing the quality of life in the apartment?
The answer was yes,
but by reworking the apartment’s layout
before any renovation.

The rethinking logic
The new organization of the apartment clearly responds to the client’s needs.
Reorganization proposal

Today the apartment offers:

a more open and brighter entrance that changes the perception of the space
-
two better-proportioned bedrooms
-
a third 12 m² bedroom with a private shower
-
an independent WC, more comfortable for daily life
From the entrance, the view now opens into the home.
The apartment feels larger,
even though the square meters haven’t changed.
No m² were added.
What already existed was simply reorganized better.

A new reading of the daytime area
The daytime area is adapted to real use:

The key point: circulation
Optimizing an apartment does not always mean reducing hallways.
In this project,
the circulation area is even larger than before.
And yet,
the apartment works better.
Why?
Because this circulation space is no longer just a passageway.
It now forms part of the living space.
It brings a greater sense of openness, light, and continuity between rooms.
It stops being wasted space
and becomes useful space.
It is not less circulation.
It’s space better integrated into the whole layout.
This type of optimization allows
gaining a bedroom without structural work.

What actually changed after optimizing the layout
Concrete. No theory:

✔ a pleasant and open entrance
✔ 12 m² of additional bedroom
✔ a kitchen that is easier to use daily
Live better.
Host comfortably.
Rent out when it makes sense.
